A proactive checklist to help sellers prepare their home before listing.
🏠 Exterior & Structure
☐ Walk the entire exterior of the home
☐ Look for loose, damaged, or missing siding and trim
☐ Check foundation walls for cracks, movement, or moisture staining
☐ Inspect decks, porches, steps, and railings for looseness or rot
☐ Confirm handrails are secure and stairs are safe
☐ Make sure exterior caulking is intact around doors, windows, and penetrations
🌧 Roof, Gutters & Drainage
☐ Inspect roof from the ground for missing, cracked, or curling shingles
☐ Check flashing around chimneys, vents, and skylights
☐ Clean gutters and downspouts
☐ Confirm downspouts discharge 4–6 feet away from the foundation
☐ Walk the property after rain and note any standing water
🌬 Heating, Cooling & Ventilation
☐ Replace HVAC filters
☐ Confirm heating and cooling systems operate normally
☐ Listen for unusual noises or odors during operation
☐ Ensure supply and return vents are open and unobstructed
☐ Check bathroom and kitchen exhaust fans for proper airflow
🚰 Plumbing & Water Systems
☐ Inspect under sinks for leaks or water damage
☐ Check around toilets for movement or moisture
☐ Look at ceilings below bathrooms for stains
☐ Inspect water heater for rust, leaks, or corrosion
☐ Test sump pump (if applicable)
☐ Confirm exterior hose bibs are leak-free
🔌 Electrical & Safety
☐ Test all GFCI outlets (kitchen, bath, garage, exterior)
☐ Check breaker panel for missing labels or signs of overheating
☐ Confirm no extension cords are used as permanent wiring
☐ Test smoke and carbon monoxide alarms
☐ Replace alarm batteries if needed
🪟 Windows, Doors & Insulation
☐ Open and close all windows—repair sticking or broken units
☐ Check for fogging between window panes
☐ Inspect weatherstripping and caulking
☐ Confirm exterior doors latch and lock properly
🧱 Interior Spaces

🔧 Appliances & Fixtures
☐ Confirm built-in appliances operate correctly
☐ Check range hood, dryer vent, and exhaust ducts
☐ Replace burned-out bulbs
☐ Repair dripping faucets or running toilets
🧹 Final Preparation
☐ Complete minor repairs where reasonable
☐ Clean mechanical areas (basement, utility room, attic access)
☐ Document recent repairs or upgrades
☐ Gather service records and manuals
