Effective date: September 2, 2026

These terms cover the text message program operated by Metro Boston Property Inspections, Inc. By opting in, you agree to them.

Program name

Metro Boston Property Inspections Scheduling and Service Messages.

What the program is

We send text messages to people who ask us to. The messages are a link to our online scheduling page, confirmation that a staff member will call you back, and answers to questions you asked us about an inspection.

We do not send marketing or promotional text messages under this program.

How you opt in

You can opt in in two ways, and both start with you.

On a phone call. When you call our main line at (781) 828-1972 outside office hours, an automated assistant answers on a recorded line. If you ask about scheduling an inspection, the assistant asks whether it can text you our scheduling link. It sends nothing unless you say yes. Your consent, the time you gave it, and the number you confirmed are stored with the call recording. The full script is below under How we collect consent by phone.

On our website. The contact form at metrobostonpropertyinspections.com/contact/ has an optional text message consent checkbox. It is unchecked by default. Check it and we may text you about your inquiry. Leave it unchecked and we will not.

Consent to receive texts is never required to book an inspection, buy any service, or get help from us.

How we collect consent by phone

When you call our main line outside office hours, the call is answered by an automated assistant on a recorded line. The assistant’s first words are:

“Thanks for calling Metro Boston Property Inspections. This call is being recorded, and you’re speaking with an automated assistant after hours. If you’d rather have a person call you back tomorrow, just say so. How can I help?”

If you ask about scheduling an inspection, the assistant offers to text you our scheduling link using this script, and sends nothing unless you say yes:

“I can text you a link to Metro Boston Property Inspections’ online scheduling page so you can pick a time. This would be a text message, an SMS, from Metro Boston Property Inspections, usually one or two messages about your request. Message and data rates may apply. You can reply STOP at any time to opt out, or reply HELP for help. Our text messaging terms and privacy policy are on our website at metrobostonpropertyinspections.com/sms-terms. I have your number as [the assistant reads your number back to you]. Is it okay to send the text to that number, yes or no?”

If you want the text sent to a different number, the assistant asks for it, reads it back, and asks again. We text only the number you confirm. Your spoken “yes,” the time, and the confirmed number are stored with the call recording and transcript.

Message frequency

Frequency varies and is low, typically one to two messages per inquiry.

Cost

Message and data rates may apply. We do not charge for these messages. Contact your mobile carrier for details of your plan.

How to stop

Reply STOP to any message from us and we will stop texting you. You can also reply STOPALL, UNSUBSCRIBE, CANCEL, END, or QUIT. We will send one final message confirming you have been unsubscribed, and then nothing further.

You can opt back in at any time by asking us on a call or by submitting the contact form again with the consent box checked.

How to get help

Reply HELP to any message from us for contact information. You can also call (781) 828-1972 or email info@metrobostonpropertyinspections.com.

Carriers

Carriers are not liable for delayed or undelivered messages. Delivery is not guaranteed and depends on your carrier and your device.

Privacy

We do not share, sell, or rent mobile phone numbers or SMS opt-in data with any third party or affiliate for marketing or promotional purposes. Full details are in our Privacy Policy.

Changes

If we change these terms we will update the effective date at the top of this page.

I look forward to working with you when the time is right for your first or next property.

Kristopher Crowell

ASSOCIATE INSPECTOR

I’ve spent the last 12 years as a project manager on hundreds of residential and commercial projects. Understanding the need for quality installation, maintenance, and repair, I provide unique insights into ensuring the systems we depend on function and last as we intend them to.

Buying a home is a pivotal moment for most people, and my role with MBPI is to help you navigate those crucial days.

Mark Weinzierl

I joined the team at Metro Boston Property Inspections in 2021. It has been a great experience working with and learning from the many professionals here at MBPI.

For many, buying a home is the biggest financial decision they have ever made. As a licensed home inspector, I get to help people during this exciting and stressful process by teaching them about the homes they are hoping to buy.

Robert Madzar

  • In addition to my home inspector license, I have a construction supervisor’s license and a real estate agent’s license.
  • I am mold certified
  • I was looking to join an established inspection company with a proven track record of excellent Customer service, and high expectations of their employee’s professionalism. I found both at Metro Boston Property Inspections.
  • I look forward to helping show clients our high standards.

We provide our clients a computer-generated narrative report within 24 hours of the inspection for residential clients, and depending on the size, style and condition of the property, commercial reports may take up to 5 days.

Missy Boyle

Operations Manager

Hello, my name is Missy and I am the Operations Manager. I have been with MBPI since June of 2017. I came to MBPI with an extensive real estate background. I worked as a licensed real estate assistant for over 12 years at one of the largest real estate companies in the world.

I love helping clients and agents alike by educating them on our services and doing whatever I can to accommodate their busy schedules! I consider it a personal challenge to exceed everyone’s requests. I love talking with people and can relate to them and what they are going through because of my real estate background. I also love when it’s time to follow up with our clients and agents after the inspection…it is so wonderful to hear all the kind things they have to say about our inspectors and how thorough and wonderful they are!

Customer Service is a HUGE priority for all of us at Metro Boston Property Inspections, and we can’t wait to help you when you’re ready for us!
