For Home Buyers
At Metro Boston Property Inspections, we strive to make radon testing easy for everyone involved in the transaction. Whenever possible, our office staff will schedule our certified radon technicians to set up the radon test 48-96 hours in advance of the home inspection. The test will then be retrieved at the time of the inspection, and the results emailed out the same day we pick up the test. If it is not possible to set up 2 days in advance, we will set up the test at the inspection, pick it up 2 days later, and provide the results that day. Our E-Perm Canisters provide the timely results of a continuous radon monitor, while providing the reliability of the double vial test, and are a new way to ensure fewer delays getting to the P&S.
For Homeowners
The EPA recommends testing every home, every 2-3 years for radon gas. The only way a homeowner can tell if elevated radon levels are present in the home is to test. Homeowners can choose either short-term testing (less than 96 hours) or long-term testing (91 days or more). We provide the same time reporting for homeowners as we do for a real estate transaction.
Short-Term Testing
When performing a short-term test, we deploy 2 E-perm canisters on the lowest occupied level of the home (for real estate transactions it is the lowest level suitable for occupancy). We leave the devices exposed for 48-96 hours. We take the final reading the day we pick up the devices and provide the results the same day via email.
